At first glance......Maybe there's a good explanation but it is said the sound is off by 3 seconds yet the door slam is heard immediately when it happens? Is the 3 seconds his voice lagging behind his mouth movements...that part is kind of blurry and muffled. Don't like that the end of the bed is blocked from view by chair back cover. That part alone will raise doubt even if unintentional, thus reducing validity by some amount. I noticed the light shining on the upper wall changes in intensity near the end of video, as the door slowly reopens after supposedly closing itself. At no other time, even through the violently sudden door opening scene does the light intensity waver. Is there a reasonable explanation for this optical effect?

Yes..paranormal activity is often manifested in the flickering of lights as the spirit draws its power from an electrical source. Notice the light dims exactly as the door is being pushed. That merely confirms that it is indeed paranormal in nature. Good catch!

Noone said this is the only reason lights flicker. There's old wiring and loose bulbs.

There is a brightening of the light at about 46secs. This and the dimming later seem to be an automatic exposure response by the camera. His body blocking some of the light reflecting off the wall causes an increase in exposure, and the later light reflecting off the door (which opened too fast for the camera to react to earlier) causes a decrease in exposure, and that increases again as the door once again swings open.
So just automatic exposure.

The lighting doesn't change during the door opening, which was more violent and would require more energy. It brightens as he's looking around, because be blocks the light source and the camera automatically increases its exposure. Nor does the light dimming happen before or when the door starts to close. Only once it is facing the camera and reflecting more light.
